- What is the buying process?

- Gross rental yields in Abu Dhabi typically range from about 6% to 8% per year, depending on the area, building and unit type. Apartments in investment zones often sit at the higher end.
- What taxes and fees apply when buying?
- The UAE charges 0% annual property tax. In Abu Dhabi a one-time registration/transfer fee of roughly 2% of the purchase price applies, plus any developer and agency fees. There is no capital-gains tax on property for individuals.
- Can non-residents get a mortgage in the UAE?
- Yes. Several UAE banks lend to non-residents, usually with a larger down payment (often 20% or more, sometimes up to around 50%) and subject to the bank’s eligibility criteria. Terms vary by lender.
- Can I send rental income and sale proceeds abroad?
- Yes. The UAE has no foreign-exchange controls, so rental income and sale proceeds can be transferred abroad freely, subject to standard banking and anti-money-laundering checks.
- What ongoing costs should I budget for?
- Owners pay annual service (maintenance) charges set by the community and priced per square foot, plus utilities. Off-plan purchases may carry additional developer fees. Your consultant can share the figures for a specific project.
Mortgages and finance
Get in Touch- How much down payment do I need in the UAE?
- Under UAE Central Bank limits, for a first ready home up to AED 5M expats typically pay at least 20% down (UAE nationals 15%); above AED 5M, and for second properties, the minimum is higher. Off-plan usually needs around 50%.
- What is the maximum mortgage term?
- Mortgage terms run up to 25 years, subject to a maximum age at the final instalment (often around 65 to 70, depending on the bank and whether you are salaried or self-employed).
- How much can I borrow?
- Affordability is governed by the debt-burden ratio: total monthly debt repayments (including the new mortgage) generally cannot exceed 50% of your monthly income under Central Bank rules.
- How are mortgage rates set?
- Most UAE mortgages offer a fixed introductory period (e.g. 1 to 5 years) and then move to a variable rate linked to EIBOR plus a bank margin. Rates and fees vary by lender.
- What fees come with a mortgage?
- Expect a bank arrangement fee (around 1% of the loan), a property valuation fee, and mortgage registration with the Abu Dhabi authorities. Your consultant or bank can itemise these for your case.
Areas and communities

- Foreign nationals can own freehold in Abu Dhabi’s designated investment zones, including Yas Island, Saadiyat Island, Al Reem Island, Al Maryah Island and Al Raha Beach.
- What is the difference between freehold and leasehold here?
- In investment zones foreigners can hold full freehold title. Outside those zones, foreign ownership is generally through long-term leasehold or usufruct rights (commonly up to 99 years).
- Are both ready and off-plan homes available across communities?
- Yes. Most Abu Dhabi communities offer a mix of ready (move-in) homes and off-plan launches with payment plans. Availability changes as projects complete and new phases release.
